Archio, working with a group of Lewisham residents, has submitted plans for new affordable homes.

Lewisham Citizens worked with the architect to draw up plans for 11 permanently affordable half-price homes to the local council, as part of an estate infill development.

These homes are the first under a commitment by the new mayor of Lewisham, Damian Egan, to work with local people to deliver 200 community land trust (CLT) homes over the next four years.

The project will be 100% affordable, with each of the CLT homes sold at a price linked to local wages.

This means one-bed homes will be £192,000 and two-beds will be £244,000, less than half the market price for homes in the same neighbourhood.

The homes will be delivered in partnership with London Community Land Trust, which is working with community groups to deliver these homes in other parts of London.

Archio was selected by the residents and members of the community through a public workshop which resulted in a vote for their favourite practice.

Archio proposed a three- to four-storey building that faces on to a landscaped courtyard, with rectangular balconies that zig-zag across its front elevation. 

To qualify for one of the 11 CLT homes, applicants must be in a certain income bracket and have strong ties to the local community, with applications set to open in early 2019.

Elsewhere in Lewisham, Architype is working on London’s biggest community land trust. The capital’s first CLT project was designed by JTP in Mile End.
