Work to start on site next year

Hayhurst & Co has received planning permission for a new 100% affordable housing project in South Norwood.

The Grasmere Road scheme is located on an underused garage site and will provide nine affordable rent flats.

It is part of a small sites programme for Brick By Brick, the housing development company set up by Croydon council.

The project also includes a new shared green space with play facilities that will be used for both new residents and those in an existing council housing block.

Colm Lacey, chief executive of Brick By Brick, said: “The decision to approve this scheme represents another step forward for Brick By Brick’s ambitious programme to deliver 500 homes every year by 2021. These flats, which have been designed in close collaboration with local communities, will help to address the shortage of high-quality and affordable options across Croydon.

“Brick By Brick is now entering a new and important phase where the proceeds from sales of our homes provide a significant financial return to the council, our sole shareholder, to be spent on frontline services, further benefitting the people of Croydon.”

All of the new homes have south-facing living spaces and balconies overlooking this central green.

The new block has also been designed to respond sensitively to the nearby Victorian and Edwardian terraces, with a brick facade.

The flats have a mix of one and two bedrooms and will all be available through the council for social rent.

The scheme features a number of measures to improve sustainability performance, including an enhanced building fabric and air source heat pumps – a renewable heat incentive that avoids the need to connect into the gas network.

Work will start on site in 2021.

It comes as Brick by Brick was forced to defend itself after an audit into the council by Grant Thornton raised serious questions about the council’s management of the firm which has triggered a government probe.
