Architects say working on Hale Wharf has been ‘intriguing and challenging proposition’
Allies and Morrison has completed the first phase of its Tottenham Hale waterfront project that will eventually see 505 homes built in north-east London.
This initial stage of Hale Wharf, which is on a narrow piece of land between urban sprawl and the green belt, included the two tallest buildings in the masterplan.
It has delivered 249 homes for client Waterside Places, a joint venture between Muse Developments and the Canal and River Trust.
Hendrik Heyns, partner at Allies and Morrison, said: “Building at Hale Wharf has been both an intriguing and challenging proposition. It is a very narrow site, with various requirements across it for access linked to the working canal.
“It was important to deliver a high-density scheme that would make best use of the site and also to address its interstitial location between town and green belt.”
The tallest building, Navigation Point, is 21 storeys at its highest point, stepping down to eight, and sits at the south-eastern tip of the site. Windlass Apartments is a 14-storey block at the north of the development. Retail space, a café and residents’ facilities have also been built around Approach Square, next to the bridge to Tottenham Hale.
A further 245 homes, 31% private and 69% “affordable”, will be provided in the second phase of the development. There will be units built on the northern and wider part of the site, and lower apartment blocks placed along the water’s edge.
The site is surrounded by water, the River Lee to the west and a flood relief channel to the east. A further 11 homes will be built above a commercial unit on Approach Square in the final stage.
Tottenham Hale is one of the London Mayor’s Housing Zones.
